內政部近日會同台南市政府、財政部南區國稅局，對遠雄建設公司台南高鐵特定區預售屋建案進行聯合稽查，並將朝向違反「公平交易法」查處；認為此案以抽籤付訂方式營造搶購，影響消費者購屋及議價決定，更將嚴重影響交易秩序，勸戒建商及代銷業者應以正當手法銷售。
近來，政府對抑制房價法制措施不斷推出倍受矚目；如已經擬對於實價課稅加重稅率年限之延長。但有關囤房稅相關之《房屋稅條例》修訂行政部門始終不願公開，但據悉已擬妥規劃相關版本；未來擬以自住或公益出租人出租使用者一戶維持單一稅率1.2%，若扣除前述住家房屋外之屋，採「全國總歸戶」之方式進行課稅，將以「1到2戶者稅率均2%、3到5戶者稅率均3%、而6戶以上者稅率均4%」。此舉對名下有多數房屋者，房屋稅將增加負擔。
房地產向來是火車頭產業，影響經濟層面甚鉅。政府過去對於房價低迷時即採取減稅措施，如曾經調降增值稅率；近來房價上揚政府又陸續推出連串政策法制抑制房價，似有頭痛醫頭之趨勢未顧及全貌。如政府擬以房屋持有間數作為加重稅率課稅之依據，事實上乃未深入探究房屋稅制上之合理性，且若以全國總歸戶方式計算間數，更未衡量城鄉區域房屋價值不同之公平性。
一般都會區民眾對於公寓大廈不動產之認定，概僅有「房屋」對「土地」並無強烈面積概念；此包括在買賣房屋或銀行貸款等各種商業行為，均以房屋面積作為計價依據。日久乃形成以房屋面積作為交易之習慣，似反而忘記土地之存在，土地面積之多寡反而不被受重視；通常土地僅存在於老屋改建或都市更新時其重要性才得以彰顯，成為權利價值課題。
台灣目前地價稅計算依據，係以個人之都市土地3公畝為限，依法得享受自用地價稅率；超過者採累進稅率課稅，係由於過去傳統之住家均以土地為重心，房地多半是所謂透天式（有天有地）住宅，土地大小乃決定所有人之使用範圍並作為交易價格依據，與現今公寓大廈以房屋建坪作為市場買賣標的大異其趣；即係從過去土地之使用轉型，到現今以房屋建坪之用益概念。
而如政府以房持有屋間數作為加重課稅依據，極可能產生若干不合理現象，如在同一都會內擁有3間套房（每間約一、二十坪）者，其合計面積僅為三、四十坪，若與大戶面積一戶即擁有六、七十坪者面積仍相對小，前者未來卻可能面臨被核課加重稅率，顯為不合理。
為此，建議主管機關未來制定房屋稅率時，不妨鑑取土地課稅累進稅率部份制度；甫以國人家庭使用平均面積單位作為核課基準，如擁有一戶且合於自用者無論積多寡均適用優惠房屋稅制，持有數戶者且需達一定面積（家庭使用平均面積），就該超過部分採取適用累進加重課稅之稅制；且屋齡達一定年限者面積得以折扣計算。又房屋稅係屬於地方稅乃屬地方政府重要財源，鑑於房屋各縣、市區域不同彼此價位落差極大，應以同一縣、市作為歸戶稽徵即可，實不宜以全國總歸戶方式進行稽徵課稅；至於整批大面積預售屋可另行訂定相關法制。如此，較合於公平、合理法制原則。稅制之良窳攸關國家財源穩定收入與社會正義，政府應集思廣益周諮博採各方意見，切莫閉門造車，滋生民怨。
